Conference Topics

1. We have 4 plots remaining in Phase 1 and over 200 available in phase 2. Reply to which one you want. You can start building within 1 to 2 months. Send e-mail to afta2010@msn.com to get any requested or needed info sent to you directly. We also have another 60 acres that we will start developing in a few months when all of phase one plots get sold out.
2. The community will be built in 2 phases or more based on future demands. Updates on the 60 Acres of land that was acquired September 2020.
Phase one entails 60 plots on 15 acres. The residential & commercial plots on both phases are 80 ft x 100 ft lots for a total of 8,000 square feet per plot. We plan to use 10 remaining plots for a park, community center, business center and security post. Phase two will include 240 plots on 60 acres for residential and business projects. This will include 30 plots for farming, 120 plots for residential, 24 plots for Apartments/Condos, 28 plots for onsite commercial investment, 4 plots for a community store, 4 plots for a Medical Center, 4 plots for an Educational/Training Building, 4 plots for a Maintenance Facility, 8 plots for an additional community and business center. More phases will be added as we progress. Also private or public investments will be added around the community and in the town to compliment us building a real black power town. Phase three Vision of a Beach Town and Industrial Park: The third phase is comercial and residential. This includes industrial development land and beach property to build a beach town. The industrial part will have lots of land for us to get companies who want to build small or big industrial development projects. This Beach town vision will have resorts, shops, bars, restaurants, entertainment, water sports, physical sports, full environment of culture and many other wonderful things. These are plans that we are working toward and putting things in place to make them attainable. Black Star Pan-African Community will run as a conglomerate so we can become a community of business investors and managers. This structure allows us to build generational wealth for our familes and give us more flexibility on investing in our own Black Power Empire. Our goal is to build a business empire like all of the rich white corporate family brand we know of today like the Marriot and others.

4. Business Opportunities within: Black Star Repatriation & Pan-African Community. Business Registration Completed.
5. Building Your House - The Future projections and vision to complete this Community. Total cost Per Plot of Land is $4,450.
The land cost is $3,500 including the $500 Administration cost. Everyone in phase 1 you would need to get building plans organized. Please review above PDF or get your own builder. Then we can do your plot survey for $350 per plot. Then we can help to get building permits through surveyor Evans and Nana Heitey. That cost is based on the complexity of your building. Once that's complete we can do a 99 year lease draft by Attorney Richard for Nana Heitey to sign. 15 acres Land registration will take place when we get the $700 per plot from everyone in phase 1. That will complete individual and group 15 acres land registration. Once all of that is completed you would have your deed/land indenture and ownership info for your land. Next step is builders so please reach out to them based on what you want. Other thing to process will be your tax ID #, residency and citizenship so you can have full legal arrangements of your investments. That's the long process that we are closer to getting down from starting from scratch in Sept 2019 to Jan 2021.You can send e-mail request if you do not have the list of builders. The goal is to complete all building for phase 1 in 4 to 5 years and phase two 5 to 8 years.
6. Home Owners Association Membership due per household is $25 a month or $300 a year. Recommend paying $150 every six months. Things covered in this cost includes paying for Security, Maintenance of the Land, Office with Property Management and basic Infrastructure.

The key to us developing Black Star Repatriation & Pan-African Community will be the effective use of the 10 committees below. It is mandatory for all community members to be on at least one committee. Everyone must participate including joining group and committee video calls. A committee member's contribution and participation on the committee will determine its success or failure.
Business and Professional Affairs: This committee’s mandate is to organize the space for businesses and services at the business center and within/without our community of professionals, experts & specialists. It is responsible for developing apprenticeships, interns for tomorrow and occupational professionals. They will oversee trade, i.e. the sale of goods and services for the purpose of making a profit utilizing a variety of community professionals and product services in the areas of finance, financial management, Information Technology (IT) and Digital Media, cosmetology, restaurants, barbers etc.....
Safety, Security and Surveillance: This Committee will work together to implement, direct, manage and ultimately organize security for our community with the use of guards, surveillance, technology, and equipment. Responsibilities of the staff will include patrolling and inspecting the community & safeguarding the property against theft, fire, vandalism, and terrorism. The purpose is to ensure the safety of residents and visitors while on or about the community's premises.
Education, Cultural and Social Affairs: This Committee will work together to develop and execute a learning strategy for k-12 and adult technical education. Members will work to develop a plan to teach, educate and increase awareness and participation in cultural affairs. This group will be creating activities and attractions within the community. Members will also serve as a liaison between the community, local regional communities, the media, businesses, community agencies, artists and other entities and individuals who are important in successfully immersing us into local Ghana culture by teaching all diaspora within the community about African ways of life.
Sustainable Energy and Utilities: This group will collaborate on how to implement and reuse renewable. This committee will be the community-based development that is focused on energy conservation. The group will research and seek to consistently decrease the use of source materials, water, and energy. This group model will prescribe the creation of independent and financially self-sufficient energy & sustainability through conservation. In order to decentralize renewable energy sources in the effort to address concerns about rising energy prices, inequity of energy available for our community on the continent.
Medical and Wellness: This group will implement and coordinate a collaboration between holistic practices medically trained professionals to create a method of delivering health care that considers multiple influences on a person's health including multiple modalities for treating and preventing disease as well as promoting optimal well-being within our community.
Planning and Development: This committee will work together to develop and design the layout and land use in order to build our community environment. Duties will include the infrastructure roads, community structures, then will expand to include such details as transportation, communications, and distribution of networks. The Planning & Development committee deals with the physical layout of our personal lots for settlements & community common areas for efficiency and utility by members, guests, and visitors.
Maintenance and Landscaping: This group will work together to design and execute the visible features of our land areas, including all the living elements, such as flora or fauna; also known as gardening. To research efficiency in the art of craft of growing plants with a goal of creating a beautiful environment via the landscape. Best use of natural elements such as landforms, terrain shape, or bodies of water "lake or reservoirs" and growing food via individual plots & community gardens for community beautification & sustenance.
Waste Management and Recycling: This group will work together to formulate our concept of waste management, which will involve the collection, removal, processing, and disposal of materials considered waste. Waste materials can be solid, gaseous, liquid, or even hazardous and are generated through human activity. They will also implement the Recycling process of converting waste materials into new materials and objects to be used in tandem as an alternative to "conventional" waste disposal.
Agriculture and Livestock: Shall develop a communal agricultural plan, which would include crops and livestock management. 5-8 Acres out of 30 in Phase two of development.
Bylaws and Homeowners Affairs: This committee collaborates to develop the rules adopted by an organization chiefly for the government of its members and the regulation of community affairs. The Home Owners' Affairs committee members are to provide a framework for the community’s operation and management. They will produce and disperse the qualifications, rights, and liabilities of membership, and the powers, duties, and grounds for making changes or adjustments for the betterment of the community.

This is the best out of several land in the area that we got feedback. I will definitely keep everyone posted once we get the land paperwork. This is setup to where everyone will be able to register there own land and no restrictions unless we all agree on them. All picture galleries can be found on our FB group page under photos. This is our Consultant Kobina Abakah msg below about our new land in Sept 2019
This is the second land I visited today with Raymond Gomez who is the family Secretary. I really love this land more than the first one. Reasons its very fertile to plant any crops, at a vantage location, the cost is low, the owner is a law court magistrate and the paramount chief of the town. His name is Nana Osaberima Heitey III. That is his stool name at the Efutu traditional council. The proximity to the beach is about 7 minutes drive from the town. Attach are some video I took from the land and the beach. kobina reporting. The plots are 100 x 80 ft or 8,000 square ft with a cost of about $2,500 a plot plus $500 for administration cost making it a total of $3,000. (Note: Land cost per plot will increase from $2,500 to $3,000 March 1, 2021The total cost is $3,500 including the $500 Administration cost. Secure price with a deposit ASAP. Located in a town called Gyaahadze. You will have access to three water bodies when you buy and settle. A natural lake, the Ayensu river and the beach. When you look on the satellite map, you see the natural lake. Your land is a 5 minute walk from the lake and a 5 minute drive to the beach. Everything below from the Sept 2019 Conference call has been completed
On Sept 29th Con call we discuss following process. Our real estate Attorney Richard Laapo is working our land acquisition deal. He is set to pay the chief the deposit for the land so he can get all legal paperwork and draft a MOU. He was also send all the money to take care of the 2 flowing stages. Stage 1: survey and cadastal plotting - ghc 2,000 Cedis or $400. Duration- 1 week. Stage 2: Land search - ghc 1,000 cedis or $200 Duration- 2 weeks. That is all the money to get started. Everyone has been paid including the 2 Consultants Kobina Abakah & Kwasi Prempeh that looked at 5 different land. Don't tell us later when we are in the project that something is not right. This is Step 1 in land acquisition. You will be able to review all of step 1 before we move to step 2 and 3 in the process. No short cuts we have to follow all steps to make this successful. Please speak out now if you feel something is not right because later is always too late. Please take your time and review all legal documents.
