Mission Statement: This government agency will assist with the reconnaissance, surveying, and procurement of land that will match our citizens demands for public use, agricultural development, industrialization, and residential and commercial development.

Objectives:

- Coincide with our municipal and/or federal government entities in providing local infrastructure services within given jurisdictions- from roads, transportation services, water, as well as soft infrastructure such as schooling and emergency services.

-Establish an organizational system that would would manage government property assets and properly deploy them for governmental objectives.

-Tailor a specific focus of land use for a particular location or province within Afrikstans borders that meet governmental needs.

-Ensure the publics health and welfare through the enforcement of adopted building,electrical,plumbing, gas and mechanical codes and a mandated Zoning Ordinance.

-Manage public land resources for a variety of uses such as animal grazing, recreation, energy development, and timber accumulation while preserving the cultural, historic, and natural identity of the resources in our jurisdiction.

    Are there any here cognizant with the EPS architecture engineering methods currently in use by European and other architects for accelerated development?

    Am not so technically cognizant of the precise methods and process involved, and would like to be brought up to speed.

  • Considering the increased number of members joining the Land Development Agency, as well as the strong interests in the many areas involving land development, it would be appropriate to share our activities with everyone here. This is a map sketch we have prepared to start the process of creating mock-ups of developed and undeveloped land, whether for existing areas or conceptual plans. (Map sketch can be seen in the Photos Section of this group below.)

    We decided it would be a good idea to start creating concept models for land development, land use planning, and masterplanned communities. We'll be working on a monthly schedule to allow time for everyone to review updates, considering we all have busy lives. The map sketch will be used as a study base. Feel free to review, critique, take out, or add on any suggestions that you feel may be relevant for comprehensive modeling. All content copyrights will be held under BAIO. We want to promote peer review as being essential toward creating practical concepts as much as possible. Hopefully, we can anticipate more BAIO memberships and begin specializations in relevant areas such as architectural design, project management, infrastructure development, civil engineering, etc.

    This map sketch is not to scale, and for illustrative purposes only. It is purely speculative, and does not realistically depict any specific geographic area on Earth. The primary objective for this approach is to provide a basic illustration of unplanned, undeveloped land that can be converted into smart cities and satellite communities often quoted during past BAIO discussions concerning this subject.

    This particular map depicts a 16-square mile area (4,144 hectares/10,240 acres) that will be anchored by a full-scale university campus. The university campus could include the following: three to four colleges (college of engineering, college of arts, college of information technology, etc.), a university library with a clock tower, a campus hall/commons area, a campus transit center (off-site), on-site mixed-use retail stores (bookstore, fitness center, hair salon, coffeehouse, etc.), ICT services, and on-site facilities management services for engineering, maintenance, and security. Campus features could include open courtyards, mini plazas, bicycle & surface parking lots (campus mobility theme is primarily pedestrian-oriented), utilization of indigenous plant species for general landscaping, custom lighting designs, street furniture, and campus art (2D & 3D forms). Residential housing for matriculating students, university staff, support staff and other campus-related employees would be located within close proximity to the campus area for extra convenience to renters, lessors, and home buyers.

    The rough estimated time from planning to design to completion for the university campus project would be 4-5 years(?). Overall project development costs is TBD; rough estimates will have to be made during & at end of the study. Land size for the university campus model is 23 acres (1,001,880 sq. ft.). Since we have no real-world figures to determine nominal or exact prices for land values (no actual land holdings to date), land development costs can vary greatly by geographic locations throughout the world. Also, we have no specific geographic area from which to measure exact boundaries.

    The university campus model can be substituted for other possible concepts, particularly those choosing to specialize in regional projects featuring light industrial manufacturing, food processing, financial services, agriculture technology, and so on.
    The university campus would be positioned as the main economic driver within the proposed region/city/site area. It would be supported by secondary economic drivers such as a mid-sized shopping center; a coastline park featuring a municipal beach pier and private boat harbor; local arts & entertainment districts featuring art galleries, theaters, restaurants, and social clubs; a sports & entertainment complex; and a hotel district. The region also would include quality residential housing of various types (per buyers' preferences); a full-service civic center (town hall, police, fire, OEMS, post office, etc.); a medical district featuring a general hospital, a medical school, a medical library, and labs; public transportation service (bus & LRT); public utilities (water, hybrid power sources, sewage management, flood control); office/tech parks; banking & consumer services; green spaces throughout region i.e. wetlands, forest reserves, nature trails; small-scale/urban farms, and more. We want to implement as many “basic” consumer conveniences and needs that people would use regularly to keep a “local economy” circulating for commercial activity. We do this by putting emphasis on associating local economic development plans with land development/land use plans into the regional planning process as much as possible for short-term and long-term economic sustainability. The design, planning, and layout of infrastructure (hard and soft) in congruence with the geographic features of the selected sites/region will be troubleshooted, analyzed, and made appropriate for technical contingencies, especially important for the engineering of roads, bridges, railways, waterways, natural disaster preparedness, etc.

    As we go along, we'll also introduce some architectural concepts to enhance the development prospects of the site/region, i.e. a public library center, mid-rise office tower, hotel designs (business, resort, luxury), a S.T.E.M. museum, an art museum, and much more. With the Project Scheduling Models recently introduced by Mark, we can synchronize the development schedule of the concept. Feel free to download the map and use it as a base image map for CityEngine, GIS, Autocad Revit, BIM, or any other app pertaining to land development.

    All members have various backgrounds in many areas related to Land development, which is great. I think we can continue learning a lot from each other, as well as your profession. Whatever you can contribute, whether as a land surveyor, landscape architect, technical artist, construction manager, architect, civil engineer, CADD specialist, geotechnical engineer, or just have strong interests in land development, it can help greatly in the process. The key here is to know what we will do with land before it is actually acquired. We welcome input and critique from all members.

    From a historical perspective, we know that we are builders, of communities, cities, and yes, civilizations. Let's see what we can do again, both to vindicate the legacy of our ancestors as well as create a new nation for our people.

I am not a land surveyor, but I am interested in environmentally friendly infrastructure, a model of constructing cities where the environment is healthy and sustained fairly well. I have posted this on a forum, but here it is again. Hope it is helpful. Been looking into city development and found this great engine by Esri called CityEngine. They offer a free 30 day trial for anyone who's interested.
